A little care can save you a lot of cost

Taking care to protect your home's vital systems can save you lots of money in both energy and repair costs.

If you’ve noticed falling temperatures, you’ve no doubt changed your habits to wear extra clothes, toss some extra blankets on the bed and maybe even turn on the heater. You may be tempted to stop there, but if you’re interested in saving money there are a few more steps you can take to reduce your energy costs over the winter. Ilyce Glink explores some of the best early investments for good returns over the season on the Equifax Finance Blog in her article, “Winter Home Maintenance and Weatherproofing Tips.”

The first recommended action is to get an inspection done of your heating system, including a duct cleaning if you haven’t had one in the past three to five years. Clogged filters and dirty vents cause your heating system to work harder, which will raise your bill or make the system break. This annual inspection can also check for wear and tear with any of your system’s parts so they don’t break down when you need them most, like in the middle of a snowstorm. Read More→

If you’re considering buying a new home, low interest rates and low prices are certainly appealing. According to real estate expert Ilyce Glink, there are also several benefits that come with home ownership. Her article, “Hidden Benefits of Buying a Home,” explains why now really is the perfect time to buy.

Buying a new home will allow you to take advantage of more tax deductions. First-time homebuyers filing personal income taxes after purchasing a home as the primary residence can deduct a large portion of mortgage payments. This is because initial mortgage payments usually consist of very little principle. Instead, those payments are made up of interest, which is tax deductible. You can also deduct property taxes from your federal income taxes.

If you purchase a historical property, you may be eligible for more federal and state tax credits. In fact, 30 states offer state rehabilitation tax credits.Keep in mind that these homes will probably require additional maintenance. Also, many of the tax credits require you to comply with certain building standards.

Depending on where you purchase your home, the community you select may be targeted by state or federal governments for redevelopment. These neighborhoods often come with benefits for homeowners. This is because lenders in these neighborhoods are given incentives by government agencies, which allows them to offer lower interest rates or closing cost bonuses to buyers. To find eligible neighborhoods, talk to your real estate agent.
